Your Trusted Design-Build Partner in Palo Alto
Craftsmen's Guild designs and builds custom homes in Palo Alto and across the Peninsula. We are a family-owned design-build firm founded in 1988, so the architects, designers and builders on your project work as one team and answer to one schedule. In Palo Alto most of our conversations start in one of three places: a teardown and rebuild of an older house, a new home with a full basement, or a whole-home remodel and second-story addition.
Choosing a builder comes down to proof. Craftsmen's Guild holds a 4.8-star Diamond Certified rating drawn from 42 independently verified customer surveys, backed by 15 consecutive years of certification. We hold California license #507159, belong to the National Kitchen & Bath Association, and won the City of Cupertino's 2024 Best of Design/Build award. Our nearby work includes Luxury Modern Living on Miramonte Avenue in Los Altos, which sold above asking against multiple offers, and the Iconic Remodel in Willow Glen, which set the highest price per square foot sold there in 2023.
Remodel or rebuild is usually the first decision. In Palo Alto the land is worth far more than most older houses on it, so when the structure, layout and systems all need major work, a new home often makes more sense than a remodel that fights the original plan. We price both options early so the decision rests on numbers.
Basements are common in new Palo Alto homes. A basement that meets the city's rules generally does not count toward the floor area limit, so it adds living space the above-ground house cannot. Basements are allowed outside FEMA flood hazard areas and need careful groundwater planning, so we assess the site before design starts.
New two-story homes and second-story additions in Palo Alto go through the city's Individual Review process, which looks at privacy, massing and how the house fits its street. Every new home must also meet California's energy code, seismic standards and fire sprinkler requirement. We handle zoning review, engineering and permit submittals in house, before construction begins, because a complete and well-prepared permit set is the fastest way through review.
Budget comes next. Upscale custom construction in the Bay Area typically runs $500 to $750 per square foot, and Peninsula enclaves $600 to $800 or more (White Palace Construction 2025). True luxury finishes run $900 to $1,200 or more (Custom Home 2026). Site work, from demolition and grading to utilities, commonly adds $150,000 to $400,000 (Custom Home 2026), and a basement adds excavation and shoring on top. A custom home typically takes 12 to 24 months from design through construction (NAHB 2025).
Design-build keeps all of this on one track. Cost is checked while the house is still being drawn, so the plans you approve are plans we have already priced and know how to build, and the person who designed your home is still on site while it is built.
