On a luxury build, design-build is a practical advantage, not a slogan. In the traditional route you hire an architect, then bid the drawings to contractors, and design intent gets lost at every handoff. Value engineering happens without the people who drew the house, and the owner ends up refereeing two teams. With one integrated team, cost is checked while the house is still being drawn, so the design you approve is one we have already priced and know how to build.

The clearest evidence is what our homes do in the market. Our Iconic Remodel on Cherry Garden Lane achieved the highest price per square foot sold in Willow Glen in 2023. Luxury Modern Living, a single-story custom home on Miramonte Avenue finished in 2022, sold above asking against multiple offers. Our Los Altos Expansion and Remodel set a record resale value for its neighborhood. Budget is the first real conversation. Upscale custom construction in the Bay Area typically runs $500 to $750 per square foot, and Peninsula and hillside enclaves $600 to $800 or more (White Palace Construction 2025). True luxury finishes run $900 to $1,200 or more (Custom Home 2026). Site work alone, from demolition and grading to utilities, commonly adds $150,000 to $400,000 (Custom Home 2026). A custom home here typically takes 12 to 24 months from design through construction (NAHB 2025), and towns with design review can add months to permitting. We price the house while it is being designed, so the number you approve is a number we can build to.

Building here also means building to some of the strictest codes in the country. Every new home in California needs fire sprinklers, a requirement in effect since 2011. New homes in high and very high fire hazard zones must also meet the 2025 California Wildland-Urban Interface Code, in effect since January 1, 2026, which calls for Class A roofing, ember-resistant vents and tempered glazing. Seismic design, the state energy code, hillside grading rules and local design review in towns like Woodside, Atherton, Saratoga and Los Altos Hills all shape what can be built on a lot. We handle zoning review, engineering, entitlements and permits in house, before construction starts.

If you are comparing builders, ask each one the same six questions. How many projects of similar scope and budget have you completed in the last five years? Can I speak with clients whose projects were comparable to mine? How do you manage permitting, and how close have your recent timelines come to plan? Who exactly will lead the design and construction of my home? How do you handle changes and unforeseen site conditions during construction? What does quality control look like at each phase? A builder who answers with names, addresses and numbers is worth a second meeting. We welcome every one of these questions.
