Saratoga Estate Luxury

The largest home in our portfolio and the clearest measure of what this team builds from the ground up. Eight thousand square feet of Italian Palladian design on Pierce Road, given equal weight on how it looks and how it stands. The signature is a freestanding spiral staircase climbing three floors without a single beam or post fixed to a wall. Large arched windows frame the Saratoga foothills, the floors are honed Travertine, the millwork throughout is Brazilian Cherry, and there is a dedicated movie theater. It was finished in 2008 and the design has not dated, which is the whole argument for building this way rather than to a trend. If you are commissioning at that scale, this is the reference project to walk through with us.

Construction alone typically runs $500 to $750 per square foot for upscale builds, and $900 to $1,200 or more for true luxury with premium finishes. For a 2,500 square foot home that puts construction between roughly $875,000 and $1.9 million before land. Land itself commonly represents 30 to 50 percent of total project cost in Bay Area cities. These are market figures for planning, not a quote.
Yes. We regularly build from completed architectural sets, and we will review the drawings for constructability and cost before you commit. Where we add most value on an existing set is pricing it honestly, flagging details that will be expensive or slow to execute, and managing the permit path. You keep your architect relationship intact.
Ask for completed projects in your city, not a general portfolio. Ask who actually supervises the site daily and whether that person is an employee or a subcontractor. Ask how change orders are priced and who absorbs errors. Check the CSLB licence is current and classed for the work. Then ask each builder for a category by category budget rather than a single number, because the shape of the budget tells you more than the total.
Yes, and it is a large part of what we do across the Peninsula and the Los Altos Hills. Steep or constrained parcels can add $150,000 to $400,000 in site work before a wall goes up, so we price grading, drainage, retaining and access separately and early rather than hiding them in an allowance.
Usually 12 to 24 months from planning to move in, with construction itself running 7 to 12 months and larger homes stretching beyond that. Permitting is the least predictable stretch and varies significantly by city. Long lead items such as custom windows, cabinetry and specialty appliances can carry order times of several months, so specifying them early protects both the schedule and the budget.
Design-build means the architecture, engineering and construction sit with one accountable team rather than separate firms. It matters for cost because tradeoffs get priced in real time during design instead of discovered during construction, when changing them is most expensive. It also removes the gap where a design firm and a builder can each blame the other for a problem.
Plan for at least 10 to 15 percent of total project cost. Older utilities, hillside grading and design refinements are common on Bay Area lots. A real contingency is what keeps those discoveries from stalling the job or forcing quality compromises late in the build. Soft costs such as design fees, engineering, surveys and city fees can add a further 15 to 25 percent on top of hard construction costs.
